Student Accommodations - A Growing Business

In the year to June 2015, approximately 131,000 people outside of Europe were granted visas to study in the United Kingdom. The UK is a very popular location for the secondary and tertiary education of children of Hong Kong and Chinese families, and the weakness of the Great Britain pound adds to the attraction of the UK as an education destination.

Sheffield is one of the UK's major student cities with a student population of over 60,000 and the city offers investors an opportunity to take advantage of the high letting demand for quality private student accommodation. The two Sheffield universities themselves only provide 11,369 bedrooms and generally they cater to first year students. Therefore, nearly 75% of students require accommodation outside of the university halls. Over a quarter of these renters are international students, who are keen users of purpose built student accommodation. Demand for quality student accommodation is therefore very strong in Sheffield and modern developments that offer facilities are easily filled. Data from the UK's National Union of Students shows that a shortage of student accommodation close to universities ensures high rental values - rents have increased 53% for student accommodation since 2006, well above the level of general inflation.

Representative of Sheffield's attractiveness not only to international students but also to international investors the Chinese fully-funded Chinatown project will be completed in 2018 after works commenced this year. This 65 million pound project will significantly add to the cultural and commercial attractiveness of the city, which is also being boosted by the Northern Powerhouse development momentum.

Offering investors an opportunity to benefit from Sheffield's economic and educational development, Landscope International Properties Limited is proud to present Royal Riverside, Sheffield at The Key Gallery on May 13th-15th. The project, which covers five floors, 127 studio apartments and facilities such as an onsite gym and indoor leisure area, is estimated for completion in Q4 2017. Royal Riverside is only 10 minutes' walk away from Sheffield Hallam University and 10 minutes by bus to Sheffield University. Within five minutes' walk are public transport options, a ASDA supermarket and several restaurants, plus the new Chinatown development will be eight minutes' walk away from the property. Unit prices start at £63,500 with a 8% net rent guaranteed five years.

Two seminars will be hosted on weekends (May 14th-15th) of the exhibition at 2 pm & 4pm and will include updates about the Sheffield property market and legal advice for purchasing a property in the UK.
